
Mackie Building Restoration
Downtown Milwaukee's historic Mackie Building, which features the ornate Grain Exchange Room is undergoing a major restoration. The six-story building on Michigan Street was built in 1879 and is among a group of adjoining historic properties. The 55,000-square-foot building features high ceilings, extraordinary windows, and interesting historic details.
GRAEF provided mechanical, electrical, and plumbing design for the mixed-use historic building conversion. Engineers performed site investigations to determine the feasibility of proposed modifications and recommendations for mechanical, electrical, plumbing and fire protection system replacements. Design efforts focused on high efficiency MEP system options including Variable Refrigerant Flow (VRF) air conditioning, LED lighting, and low flow plumbing fixtures.
Energy engineering services analyzed energy use and cost throughout the building. Energy modeling focused on energy conservation measures (ECM) for MEP systems, exterior window systems and improvements to the building wall/roof thermal values. Energy engineering activities assisted in the Property Assessed Clean Energy (PACE) financing process and payback analysis.
